Verify licensing and insurance

Look for a clear written scope
The agreement should identify the work, exclusions, materials or allowances, payment schedule, change process, and responsibilities. Vague descriptions make it harder for both sides to manage expectations.
Ask how communication works
Know who your point of contact is, how schedule updates are shared, how questions are handled, and when decisions are needed from you.
Compare complete proposals
The lowest number is not always the same scope. Compare preparation, protection, disposal, permits, finish details, warranty terms, and what happens if existing conditions require additional work.
