What to know before planning a home addition

A bedroom, family room, mudroom, primary suite, or expanded kitchen has different plumbing, electrical, heating, privacy, and circulation needs. Start with the problem the new space must solve.
Review the property before design
Setbacks, lot coverage, grade, drainage, utilities, septic or sewer conditions, and access can shape what is practical. Local zoning and building requirements must be confirmed for the address.
Plan how old and new will connect
Floor heights, rooflines, foundations, siding, windows, insulation, HVAC, and interior transitions all affect whether the addition feels integrated with the home.
Use a realistic budget and sequence
Design, engineering, permits, site work, structure, weather enclosure, mechanical trades, and finishes all contribute to cost and schedule. A site review is required before a firm proposal.
